Track occupancy, average nightly rate, and revenue performance across your listings.
Booking reports answer the business-level questions: How full are my listings? What is my average nightly rate? Which channels are driving bookings? These are the metrics that connect your day-to-day hosting to business outcomes and help you make decisions about pricing, minimum stays, and channel mix.
Occupancy report
The Occupancy report shows current occupancy rate per listing, historical occupancy by month (trailing 12 months), and projected occupancy based on confirmed reservations from your synced calendars. Occupancy is shown as a percentage of available nights for any selected date range, which is the standard metric for evaluating short-term rental performance.
Occupancy is calculated from the reservations Rezi imports from your connected calendars plus any manual blocks. Listings with low occupancy relative to the rest of your portfolio are highlighted, prompting you to investigate whether pricing, minimum-stay rules, or your listing presentation need adjusting.
Rate and revenue metrics
The report includes average daily rate (ADR) and revenue per available night (RevPAN), the two headline numbers most hosts track. ADR tells you what you charge on the nights you book; RevPAN folds in your empty nights, so it reflects how well pricing and occupancy work together. Watching both keeps you from chasing a high nightly rate at the cost of an empty calendar.
Channel mix
Because each listing's reservations come in through its calendar feeds, Rezi can show a platform source breakdown: what percentage of bookings come from Airbnb, VRBO, other platforms, or direct. This helps you evaluate where your bookings actually originate and decide where to focus your listing effort.
Review occupancy and booking reports monthly as part of a standard review. Quarterly trend analysis (comparing to the same quarter last year) gives you seasonality context that monthly data alone cannot provide.
